Village Pines is a low-maintenance community. The HOA will maintain:

• All grass not inside a fence
• All trees not inside a fence
• Landscaping Beds not inside a fence
• Exterior fence boards & gate locks
• Entrance signs
• Mailboxes
• Ponds
• Driveways, maintenance & snow removal

Dues are assessed monthly. The current amount is $70 per month. Payments are due by the 15th of the month. Payments not received before the end of the month are considered late. A late fee of $25 will be assessed to any accounts that are delinquent.

• Homeowners only own the land the home sits on. All other land is owned by the HOA, though maintenance for backyards is the responsibility of the homeowner.
• Parking is restricted due to the setup. Homes at the back of the driveway are permitted to park two vehicles, side-by-side, directly in front of their garage. Homes at the front of the driveway are NOT permitted to park in front of their garage, instead they own the two parking spots at the side of their home.
• Moving trucks are not permitted on the driveways.
• Air conditioning units may be in a neighbor's fenced yard. The property was built this way. Please notify the neighboring home that access may be needed for an inspection and make arrangements in advance.
